Watkin Jones, the UK’s leading developer and manager of residential-for-rent, is delighted to announce the overall Practical Completion (“PC”) of a landmark Build-to-Rent (“BTR”) development, Sherlock Quarter, located on Sherlock Street in Birmingham’s city centre.

The development, delivered on behalf of Get Living, the pioneering Build-to-Rent specialist, comprises 551 high-quality apartments, including 47 affordable homes, across six buildings in the heart of Birmingham. The much-needed residential properties sit alongside 16,500 sq. ft. of ground-floor commercial space and a new pedestrianised public square.

Residents will also be able to enjoy exceptional amenities, with the site focused on creating a sustainable way of life through its co-working spaces, social lounges, gym, double-height sky lounge and a landscaped community garden.

Located just a short distance from the Bullring and Birmingham New Street Station, Sherlock Quarter offers unparalleled access to the city’s retail, dining and transport centres. The development’s combination of homes, amenities, and commercial space creates a new hub for the city, enhancing the surrounding Rea Valley Urban Quarter.

Sherlock Quarter was designed with sustainability at its heart, incorporating many sustainable features, including Sustainable Urban Drainage Systems (SuDS), electric vehicle charging points, and bicycle storage. The development has delivered WiredScore ‘Gold’ and interim stage BREEAM ‘Very Good’ in addition to HQM ‘Good’ certification.

Sherlock Quarter reflects Watkin Jones’ ongoing commitment to delivering sustainable, high-quality residential developments that address the housing challenges faced by cities across the UK. We are pleased to have partnered with Get Living to deliver Sherlock Quarter, following the recent completion of a 214-apartment BTR scheme in Randalls Way, Leatherhead, also forward funded by Get Living.

Gwyn Pritchard, Managing Director – Construction at Watkin Jones, commented:

The completion of Sherlock Quarter marks a significant achievement in our commitment to delivering high-quality, sustainable housing in Birmingham. With one of the youngest populations in Europe, Birmingham needs high quality, affordable housing, and we are delighted to be delivering another brilliant development in the city.

Sherlock Quarter not only helps address the city’s housing shortage, but also creates a vibrant, community-focused space that enhances the landscape and provides long-term sustainable living options for Birmingham residents.”

Rick De Blaby, CEO of Get Living, added:

We are delighted to be launching Sherlock Quarter, which is set to welcome its first residents in February 2025. The new neighbourhood delivers a best-in-class rental experience, from the energy efficient homes to the extensive amenity space for residents to socialize, work, exercise and connect with others.

As the UK’s second city, Birmingham attracts a diverse and growing demographic, with neighbourhoods such as Sherlock Quarter, designed for flexible contemporary city living, more in demand than ever from young professionals, families and retirees alike. Ideally located in the heart of the city, we look forward to seeing the new Sherlock Quarter community grow and thrive.
