Watkin Jones, the UK's leading developer and manager of residential for rent, is pleased to announce that the Group recently practically completed its 819-bed Metalworks PBSA scheme in Dalby Avenue, Bristol on behalf of leading global investment firm KKR. Fresh, the Group's specialist accommodation management business will operate this scheme.
The Metalworks scheme offers a variety of cluster flats ranging from 5 to 12 beds, designed to provide students with modern living spaces. Complementing the residential units, the development includes approximately 15,000 square feet of internal amenity areas, including two cinema rooms and onsite laundries, in addition to a large retail space. Additionally extensive outdoor amenities include a landscaped courtyard, and communal gardens.
Strategically located with excellent connectivity, the site offers easy access to university campuses and is a short walk from Bedminster train station and Bristol’s vibrant city centre. This prime location supports the city’s appeal as a top destination for higher education, with Bristol’s two established universities attracting a large student population. However, the city faces a shortage of PBSA options. This completed PBSA development in Bedminster addresses this gap and meets the continued growing demand for student housing.
Recognised as one of the key sites within Bristol City Council’s Bedminster Green Framework, this development plays a crucial role in the area’s ongoing regeneration. Bristol’s reputation as the UK’s greenest city is further enhanced by the scheme’s sustainable design, achieving a BREEAM ‘Excellent’ rating for the accommodation space and ‘Very Good’ for the core building and retail areas.
